"I Want To Work With An Experienced Agent"

I meet with new prospective buyers every week and one of the most common things that I hear is that buyers are searching for an agent with experience. Well what exactly does that mean? I have been in the business for almost 2 years and I'm 29 years old. Nobody on my team is older than 30, and the team has been around for just 3 years. Conventional thinking would say that means that we're inexperienced agents who are not as well equipped to guide buyers through a competitive market... but that actually couldn't be farther from the truth.

There are over 1.5 million licensed real estate agents in the United States and over 40,000 in the DMV alone. MLS data across the country shows that 51% of agents sell 2 houses per year or less for an average yearly income of $8,500. According to the National Association of Realtors, 87% of real estate agents no longer have active licenses after 5 years in the business. The top 10% of real estate agents in the country do roughly 90% of the sales volume, and the top 1% account for 75% of the volume.

The Davenport Group, with just 6 agents and an average age of 28, is in the top 1% of sales volume among teams in the entire country. We worked with 93 buyers in 2021 and were the top producing small team in our entire brokerage. We have already helped more than 60 buyers in the first 5.5 months of this year. Just myself, I am closing in on 30 sales in less than 20 months in the business. Every sale has been on the buyer side, during the most competitive sellers market in US history, and 85% of sales have been first time buyers. NAR data says that the average buyer in the first 5 months of 2022 has averaged making 6 offers in order to get one accepted. 60% of my clients have had their first offer accepted, and only one buyer had to make more than 6 offers.

Experience is about volume, not necessarily about age or number years in the business. It's about track record, and how an agent is performing in relation to the mean.
